Screening Potential Tenants: We use a rigorous screening process, which aims to find you the best tenant for your property. We search, interview, do reference checks and give you shortlist of the ideal tenants. Best of all, the final choice of the tenant is your decision.
Tenancy Agreement Preparation: Once the tenant is approved, we prepare the Tenancy Agreement and lodge the deposit on your behalf. We check the documentation to ensure that your legal rights are protected.
Rental Collection: we collect rent on your behalf and promptly deposit money into your account. We send you a monthly Rent Statement detailing all rent collected and disbursements paid.
System to Control Arrears: We review arrears daily and have a system of regular contact with tenants to ensure they pay their rent on time. If they fail to pay after five days, we issue an arrears notice letter, which usually brings prompt payment. If rent is still not paid, then our communication is escalated.
Property Inspections: We provide timely programmed proactive maintenance service. This means we do ongoing maintenance inspections and notify you of upcoming routine maintenance issues. This keeps your maintenance costs down by reducing the number of last-minute emergency repairs your property may have and ensures your property is well looked after and gets top rental returns.
Repairs and Maintenance: We organise maintenance and repair quotes and act according to your instructions. We manage and pay for tradespeople on your behalf and provide full details on your monthly Rent Statement along with the invoices.
Conduct Emergency Repairs: We organise any emergency repairs that your property may need according to your instructions. We manage and pay for tradespeople on your behalf.
Solve Disputes with Tenants: In the unlikely case that there are disputes with your tenants, we act on your behalf to quickly solve the issue… with professionalism, experience and tact.
Conduct rent renewals and negotiate rent increases: At the end of the lease we review the rental contract and conduct rent renewals and negotiate rental increases to ensure that you are getting the best return on your investment.
Informed Communication: We understand how frustrating it can be to have poor customer service from agents. That is why we provide regular communication to keep you informed and up-to-date.

Our Low Fees
Best of all, because we are a web-based agency, we have fewer management layers and less overhead costs. That’s why we can keep our property management fees low.
We only charge a management fee and letting fee, unlike other agencies who also charge an administration fee.
Our management fee is 5%, our let only fee is 4%, and our HMO management fee is 10%.
