Accurate Rental Appraisal: A realistic rental valuation is essential to ensure you get the best financial return on your property. Our valuation process takes into account similar comparable properties and rental Market trends, which may affect your property.
Effective Marketing: we market your property to a wide range of potential tenants using:
- Relevant property rental websites
- Listings on our website
- Our extensive database of prospective tenants
- Prominent property signage
- Advertising in major newspapers or local newspapers, where appropriate
- Property open for inspections
Screening Potential Tenants: We adopt a rigorous screening process, which aims to obtain the best possible tenant for your property. If at any stage of the process the applicant does not meet our eligibility criteria, their application is immediately declined. This includes:
- A detailed application form, to help us establish current and previous tenancy and employment history
- Interviewing the potential tenant to ensure they are suitable for your property
- Calling their business, personal and prior landlord references
- Contact you to discuss the application based on its merits
The final choice of the tenant is your decision
Tenancy Agreement Preparation: Once the tenant has been approved, we prepare the Tenancy Agreement and lodge the Bond on your behalf. We check the documentation to ensure that your legal rights are protected.
Rental Collection: we collect rent on your behalf and promptly deposit your money into your account. We send you a monthly Rent Statement detailing all rent collected and disbursements paid.
System to Control Arrears: We review arrears daily and have a system of regular contact with tenants to ensure they pay their rent on time. If they fail to pay after five days, we issue an arrears notice letter, which usually brings prompt payment. If rent is not paid within ten days, then our communication to the tenant is escalated.
Property Inspections: We provide timely programmed proactive maintenance service. This means we do ongoing maintenance inspections and notify you of upcoming routine maintenance issues. This keeps your maintenance costs down by reducing the number of last-minute emergency repairs your property may have and ensures your property is well looked after and gets top rental returns.
Repairs and Maintenance: We organise maintenance and repair quotes and act according to your instructions. We manage and pay for tradespeople on your behalf and provide full details on your monthly Rent Statement along with the invoices.
Solve Disputes with Tenants: In the unlikely case that there are disputes with your tenants, we act on your behalf to quickly solve the issue… with professionalism, experience and tact.
Informed Communication: We understand how frustrating it can be to have poor customer service from agents. That is why we provide regular communication to keep you informed and up-to-date.

OUR LOW FEES
We keep our fees low because we are a web-based agency and have fewer management layers and less overhead costs. This means we pass the savings to landlords and tenants.
Plus, we only charge a management fee and letting fee, unlike other agencies who also charge an administration fee. Our management fee is 5%, our let only fee is 4%, and our HMO management fee is 10%.
Also, we don’t charge any agency fees or contract renewal fees for tenants. This means we attract high-quality tenants.
