WHAT IS REKA PROPERTY HOME FINDER SCHEME?
The REKA Property Home Finder Scheme is a program that helps landlords to immediately let out their properties to good tenants while providing quality accommodation for Local Housing.
We give landlords an opportunity to rent their properties immediately through local authorities in London and receive London housing rates. In some cases, landlords will receive a top-up on the housing rate.
In addition, we provide a cash incentive up to £1000, with a two-year tenancy agreement with fully vetted quality tenants.
What’s more, the rent can be guaranteed in some cases, so there is no cash flow loss if there is a vacancy.
FACT: 65.6% of social renters and 25% of private renters receive housing benefit to help them with their rent.
WHAT ARE THE BENEFITS TO LANDLORDS USING THE REKA PROPERTY HOME FINDER SCHEME?
Your property will be let within one week for a solid two-year assured tenancy period, subject to your property satisfying the local authority requirements.
You’ll receive a fast-tracked housing benefit within days of inspecting your property and, on top of this, you will receive a cash incentive up to £1000.

- Direct housing benefit payment to you, the landlord, not to the tenants

- Property inspections to ensure your property complies with the regulations
- Provide access to our trusted contractors to do any necessary work to comply with the local authority
- Give professional advice to help you complete your property license if required by your local authority
- Prompt electronic monthly payment of your rent
- Maximum Local Housing Allowance (LHA) plus top-up from tenants in most cases

HOW DO WE ASSESS THE SUITABILITY OF THE TENANT?
We have a dedicated Housing Advice and Options Team in the London boroughs where we provide housing. This team assesses a tenant’s needs and their suitability for private rented accommodation.
This assessment explores the tenant’s behaviour and conduct in previous lettings, as well as providing an assessment of the tenant’s affordability.
FACT: 77.4% of social renters and 39.3% of private renters never expect to become a homeowner. This means a large majority of renters will be solid long-term tenants
WHAT PROPERTIES SUIT THE REKA PROPERTY HOME FINDER SCHEME?
We are currently looking for the following types of properties:
- One bedroom
- Two bedrooms
- Three bedrooms
- Four bedrooms +
The property must meet our Home Finder Property standards, which consist of the following:
- All furniture must comply with current Fire Safety Regulations
- Properties must have a valid Gas Safe Certificate, Electrical Certificate, Energy Performance Certificate (EPC) and a Portable Appliance Test (PAT) Certificate
- Mains operated smoke alarms must be installed
- Carbon Monoxide alarm with a 5-year battery must be installed
- The property will need to pass an inspection before being let
The rent value must comply with the Local Housing Allowance.
